Some things seasonal and newcomer’s to the state need to know concerning
homeowners and condo insurance are as follows:
Wind Insurance- named tropical storms and hurricanes are covered under
this separate coverage, there is a separate deductible for this, usually
2% of the value of the house. (Example- $200,000 coverage@2%= $4,000.00)
Higher deductibles can be purchased at 5% and 10%, mortgage carriers
normally require 2% as maximum.
Flood Insurance- Homeowners policies cover NO losses due to rising water,
this is flood insurance. The National Flood Insurance Plan (NFIP)
administered under FEMA is the insurer; agents can represent them for
their clients.
Age of Dwelling- Due to code requirements or lack of them in past years,
many carriers will not write new policies on houses over 10 or 20 years of
age. However, we represent carriers that will go back 30 years and of
course, Citizens Insurance will write older dwellings.
Citizen’s Insurance- This is the state run and backed insurer of last
resort, agents can represent clients to this insurer.
It is recommended that you discuss your insurance needs with an agent
prior to purchasing a property in Florida to help you become aware of some
of the differences from other parts of the country.
